What is the ‘development area' on your masterplan?
Eventually the space will be developed into a higher density residential development to provide a balance of properties.

What sort of covenants apply to my section?
Our covenants include rules around the minimum size of your property and its garage, as well as certain features to ensure your investment is protected for years to come. Find them at the bottom of this page with all our key documents contact us if you need more information.

What deposit do I need when purchasing a section?
10% deposit.

Does the landscaping need to be completed before moving in?
No, but you have a year from the day excavation starts to get everything sorted. Check our key documents at the bottom of this page to find out what landscaping is required in the covenants – or contact us if you require further information.

What schools are zoned for the area?
Knights Stream School - Mingimingi Hautoa, Oaklands School, Seven Oaks Primary are all within walking distance. A full list of schools in the area can be found here.

Do I have to build as soon as the title is available?
In short, no. However, we developed The Fields for individuals and families who are ready to build their new home sooner, rather than later.

What is the house foundation criteria?
Land in The Fields has been inspected and is similar to TC2. Your builder will be able to advise which foundations are best suitable for your home.

Will there be any reserves or playgrounds in the subdivision?
Not in the subdivision itself, but that’s only because we are a short walking distance to a number of reserves and playgrounds. Knights Stream Park, Neil Graham Park and Carrs Reserve are only minutes away.

What size house is required for my section?
If your lot is under 400m² then your property must be at least 100m² plus a single garage. The same minimum house size applies for lots over 400m², but you must include a double garage.

Are there safe areas for children to cross the road out on Halswell Junction Rd?
Yes. There’s a median refuge on Halswell Junction Rd which is conveniently opposite a walkway into The Fields.

Is the subdivision close to a bus route?
Absolutely. The orange line loops through Knights Stream (just over Halswell Junction Road) before heading into the city via Lincoln Road. Head to the Metro website for further information.

How noisy will it be near the motorway?
We don’t anticipate motorway noise being a problem. However, as The Fields is near Halswell Junction Road we recommend taking this into account. Kart Sport Canterbury is also nearby, but to reflect noise from your property we’ve already built a 4-metre earth bund with a 1.8 metre acoustic fence on top.
The Fields has been created by Carston Developments with consultancy from land development experts Baseline Group.
Carston Developments have previously completed a similar residential project in Rolleston.
